Over the past 10 years we have tailored our skills to be judgment recovery specialists.  At one point it time it was done to simply collect debts jointly with our clients and we’d share in the collection success.  At another point in time, we used judgments as a way to redeem real estate during the foreclosure process.  Sometimes we were involved in collecting on a larger judgment by having to foreclose on a parcel of real estate.

The moral is that we know judgment collection which in some cases is like squeezing blood out of a turnip.  At Dometri Companies we use these skills to attract a more diverse group of Rent to Own clients.  Specifically we will demand that the Rent to Own tenant pay a higher premium in rent, we don’t require a down payment or deposit, then have them sign a $5000 promissory note as an option fee to purchase the property.  In short, they are not putting money down rather they are obligating themselves to a debt.  At the same time, we are collecting a higher premium for rent. 
 

What happens if the tenant vacates and does not purchase the Rent to Own home?  Assuming the Rent to Own tenant refuses to pay the option fee specified in the promissory note, the promissory note goes to court and gets transformed into a judgment.  At that point we go into judgment recovery mode and simply follow our already defined process which includes garnishing banking accounts, garnishing wages and more.  We’ll collect the option money at no cost to you because we are your investment partner.  Note, the option fee covers about 3 months debt service and all filing fees.

We are in the business of having to identify distressed property that is owned by motivated sellers.  We figured out a long time ago that an ideal motivated seller is one that is behind on payments, in foreclosure and has left the home vacant.  We call this “skipped”.

When a home owner has skipped from their home, they have all but given up on selling their house and they really don’t care what happens.  We have found that negotiating with these sellers is most advantageous to us.  However the sellers still have to be found.  Since we are licensed in Private Investigation we specialize in skip tracing individual sellers of real estate.  The skills and trade of skip tracing is tricky and takes years to learn but also yield some of the greatest investments opportunities.
